{"id":780628,"date":"2025-03-28T09:50:10","date_gmt":"2025-03-28T09:50:10","guid":{"rendered":"https:\/\/www.architectsjournal.co.uk\/?p=780628"},"modified":"2025-03-28T10:36:06","modified_gmt":"2025-03-28T10:36:06","slug":"new-network-rail-property-company-to-build-40000-homes","status":"publish","type":"post","link":"https:\/\/www.architectsjournal.co.uk\/news\/new-network-rail-property-company-to-build-40000-homes","title":{"rendered":"New Network Rail property company to build 40,000 homes\u00a0"},"content":{"rendered":"<p>The new developer will become operational later this year and \u2018attract public and private investment\u2019 to build homes on unused land in the UK\u2019s rail estate, the government said on Thursday (27 March).<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>The property company will be \u2018created between\u2019 Network Rail, which owns and maintains the UK\u2019s rail network, and London &amp; Continental Railways (LCR), an existing state-owned development company.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>The Treasury named four sites which are \u2018in the pipeline for development\u2019 by the new company. These are:<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<ul>\n<li>Newcastle Forth Yards: a 40.5ha site by the Tyne, to the west of Newcastle\u2019s city centre, where up to 5,000 homes could be built;<\/li>\n<li>Manchester Mayfield: where there is an opportunity for another 1,200 homes around the disused Mayfield station, according to the government. Early plans relating to a \u00a31.4 billion regeneration on the site have been <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/studio-egret-west-and-shedkm-lodge-first-homes-on-1-4bn-mayfield-scheme\" target=\"_blank\" rel=\"noopener\">submitted by shedkm and Studio Egret West<\/a>, with plans overseen by a public-private partnership which includes LCR.<span class=\"Apple-converted-space\">\u00a0<\/span><\/li>\n<li>An unnamed site in Cambridge: the government says a mixed-use scheme with 425 new homes could be built here. The site is probably around the under-construction new station at Cambridge Biomedical Campus.<span class=\"Apple-converted-space\">\u00a0<\/span><\/li>\n<li>An unnamed site in Nottingham: the government says 200 homes could be built \u2018following 348 successfully delivered homes at The Barnum\u2019. The Barnum is next to Nottingham Station, was designed by Franklin Ellis Architects and developed by Bloc Group and Network Rail.<span class=\"Apple-converted-space\">\u00a0<\/span><\/li>\n<\/ul>\n<p>The government has also said it is creating a new task force to help build homes on publicly-owned brownfield land.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>\u2018Unused land will be identified, developed and released by a cross-government collaboration, which will focus on getting it back into productive use as quickly as possible by removing barriers,\u2019 the government said.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>\u2018This ambitious new partnership approach will explore new delivery models, establish collaborative agreements between the Ministry of Defence (MoD), Homes England, Network Rail and other government bodies, bring in the private sector \u2013 ultimately getting spades in the ground sooner.\u2019<\/p>\n<p>The government said the first site to be \u2018unblocked\u2019 will in Ripon, North Yorkshire. The site will be transferred from the MoD to Homes England later this year to \u2018expedite the delivery of 1,300 homes\u2019.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>It added that a partnership between the MoD and Homes England will also aim to unlock 1,300 homes at Chetwynd Barracks in Nottinghamshire and deliver thousands of homes at Wyton airfield in Cambridgeshire.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>Chancellor Rachel Reeves said: \u2018For too long, surplus government-owned sites have gone underused, but they are a huge untapped resource that could create opportunities for the next generation of homeowners.<\/p>\n<p>\u2018In contrast with the failed approach of the past, we are making the best use of public land to build the homes that families and our Armed Forces need, improving opportunities for homeownership and creating jobs across the country.\u2019<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The new developer will become operational later this year and \u2018attract public and private investment\u2019 to build homes on unused land in the UK\u2019s rail estate, the government said on Thursday (27 March).\u00a0 The property company will be \u2018created between\u2019 Network Rail, which owns and maintains the UK\u2019s rail network, and London &amp;
