Councillors on Wandsworth Council\u2019s planning committee granted consent to the hybrid planning application, first submitted in late 2022 on behalf of the Mitheridge SGN Place joint venture, at a meeting last night (27 March).<\/p>\n

As well as approval for shedkm\u2019s outline masterplan, the committee also gave the go-ahead for the first two detailed elements of the proposals. One plot features a part 10-storey and part 29-storey building providing 178 flats and 789m2 <\/sup>of shops designed by Carmody Groarke.<\/p>\n

A second includes a podium structure with 13, 14 and 15-storey towers above providing 204 homes and 2,912m2<\/sup> of commercial, retail and workspace designed by MAX Architects.<\/p>\n

This block reuses the existing former 45m-tall, 67m-wide steel gasholder to create a new permanent home for south London\u2019s Backyard Cinema, along with shops, later living units on the upper floors and private gardens.<\/p>\n

In addition, the detailed proposals feature new public realm, a linear riverside park and the transformation of existing railway arches into retail, live music, workspace and food venues, totalling 501m\u00b2 of floor space.<\/p>\n

The overall shedkm masterplan will see the 18,700m2<\/sup> former Wandsworth Gasworks site, west of the River Wandle, turned into a new community with mixed-residential tenures and new public spaces, delivering 620 homes and 4,555m2<\/sup> of non-residential floorspace across four new blocks.<\/p>\n

The consented scheme is 26 homes fewer than first envisaged for the site in 2022, when shedkm submitted its proposals alongside 2021 Stirling Prize finalist Carmody Groarke<\/a> and MAX Architects<\/a><\/p>\n

Changes made last summer include a reduction in height of the tallest tower from 30 to 29 storeys and an increase in the percentage of affordable homes by habitable room, from 35 to 40 per cent.<\/p>\n

Air-source pumps and Passivhaus design standards are employed to meet conditions set out in the London Plan and LETI standards at a minimum, shedkm said, adding that carbon savings equivalent to building 100 new homes would be saved by retaining the gasholder\u2019s concrete foundations.<\/p>\n

Steve Sanham, founding director at Common Projects, said: \u2018This site has long sat empty and unused in the centre of one of the most well-connected and desirable parts of London. We are proud to have been able to secure a future for the site that will benefit both existing and new residents and provide space for the hugely important local music industry.\u2019<\/p>\n

The consultation involved 1,500 local residents, who took part in workshops and discussions with shedkm and others working on the project.<\/p>\n

The full team includes: Carmody Groarke, BD Landscape Architects, Atelier Ten and Whitby Wood Engineers, Common Projects, and site owner SGN Mitheridge.<\/p>\n

Shedkm, which switched to employee ownership<\/a> in October 2022, organised and ran a competition to select the plot architects.<\/span><\/p>\n
