The extension will feature a 575<span data-huuid=\"15933658347165208510\">m\u00b2<\/span>\u00a0roof terrace.<\/p>\n<p>The existing building will also undergo a refurbishment \u2018to meet modern occupier expectations\u2019, owners British Land said.<\/p>\n<p>The skyscraper was originally built in 2008 to designs by SOM. But Buckley Gray Yeoman said in documents filed as part of the planning application that the tower had been \u2018left behind\u2019 in terms of office space quality and facilities offered to tenants.<\/p>\n<p>The architects said that the \u2018harsh\u2019 glass and steel fa\u00e7ade was \u2018reminiscent of the corporate character of 20 years ago\u2019 and that, in contrast, \u2018commercial office design today prioritises wellness and comfort of users\u2019.<\/p>\n<p>The extension is set to be \u2018the heart of the building\u2019, giving users a space to congregate and creating a more welcoming reception area, the architects said. It will feature a caf\u00e9 on the ground floor and further shared amenities above.<\/p>\n<p>The plans also include 300 cycle storage spaces and end-of-journey facilities such as showers and changing rooms.<\/p>\n<p>The neighbouring Broadgate Plaza will also be given an overhaul, creating what British Land calls a \u2018green oasis\u2019.<\/p>\n<p>Describing the current state of the building and public realm, Buckley Gray Yeoman said that there was \u2018a distinct lack of incorporation of human scale\u2019, adding that the tower \u2018was designed for the cityscape at a macro scale, neglecting street presence\u2019.<\/p>\n<p>The scheme also includes plans to install an air-source heat pump.<\/p>\n<p>British Land said that the works will ensure that the tower \u2018meets the highest sustainability standards and provides the type of modern, high-quality City office space that is currently in such high demand\u2019.<\/p>\n<p>The project is aiming for BREEAM Outstanding and EPC A ratings plus WELL certification.
