The four-block scheme for developer Landsec will create 879 new homes on plots J and K and, if approved, effectively complete the first phase of the wider development, which covers 12ha of previously derelict land close to Piccadilly Station.<\/p>\n

The developer has already delivered the new Mayfield Park at the centre of the project while construction will start later this year on a new Morris + Company-designed 20,500m\u00b2 \u2018flagship\u2019 12-storey office block, now dubbed the Republic building.<\/p>\n

Phase one also includes a transport hub featuring the city\u2019s biggest cycle park, designed by Studio Egret West \u2013 which also masterplanned the wider scheme \u2013 and an eight-storey commercial building by Bennetts Associates.<\/p>\n

Shedkm will create 385 homes in a linked pair of buildings ranging in height from 7 to 23 storeys on <\/span>plot J, while Studio Egret West has designed 494 homes in another two connected residential towers ranging in height from 9 to 28 storeys on plot K.<\/span><\/p>\n

The buildings are staggered down towards the centre of Mayfield Park and designed \u2018in a way that retains as much access to sunlight as possible while creating a safe and peaceful destination separated from the busy Mancunian Way\u2019.<\/p>\n

The four blocks will provide a mix of one, two and three-bedroom flats as well as shops, restaurants, caf\u00e9s, a health and wellbeing club and community spaces.<\/p>\n

The scheme will also increase the size of Mayfield Park by nearly 60 per cent.<\/p>\n

Studio Egret West director Duncan Paybody said: \u2018Our deep connection to, and passion for, Mayfield has been evolving since 2016.<\/p>\n

Landsec and the Mayfield Partnership have set out an ambition to deliver 20 per cent affordable housing across the new urban district, explaining that a \u2018viability appraisal will be independently assessed to determine the levels of affordable housing provision for the site\u2019.<\/p>\n
