{"id":777661,"date":"2025-03-10T09:18:12","date_gmt":"2025-03-10T09:18:12","guid":{"rendered":"https:\/\/www.architectsjournal.co.uk\/?p=777661"},"modified":"2025-03-11T09:33:09","modified_gmt":"2025-03-11T09:33:09","slug":"glasgows-threesixty-replaces-foster-partners-on-buchanan-galleries-plans","status":"publish","type":"post","link":"https:\/\/www.architectsjournal.co.uk\/news\/glasgows-threesixty-replaces-foster-partners-on-buchanan-galleries-plans","title":{"rendered":"Glasgow\u2019s Threesixty replaces Foster + Partners on Buchanan Galleries plans"},"content":{"rendered":"<p>The AJ can reveal that site owner Landsec has appointed the practice to work with fellow Glaswegians, design studio <a href=\"https:\/\/graven.co.uk\/about\/\">Graven<\/a>, on a refreshed vision for the 26-year-old shopping centre on Buchanan Street, originally designed by Jenkins &amp; Marr Architects.<\/p>\n<p>While <a href=\"https:\/\/www.360architecture.com\/\">Threesixty Architecture<\/a> has yet to unveil its vision for the site, it is understood to be working on a phased approach to redeveloping the 1990s mall with more reuse of the existing structure.<\/p>\n<p>The practice&#8217;s managing director Alan Anthony told the AJ: \u2018Plans to work with the existing shopping centre and adapt it to be more generous and engaging to the street will more quickly achieve the transformation of the \u201ctop of the town\u201d and with far less disruption to our city centre.<\/p>\n<p>He added: \u2018By creating relevance and greater resilience, this could well offer a blueprint on how we might reinvent similar structures that dominate many instances of our urban centres.\u2019<\/p>\n<p><a href=\"https:\/\/www.360architecture.com\/\">Threesixty Architecture<\/a> replaced the UK\u2019s biggest practice on the job following Landsec\u2019s decision to ditch \u00a3800 million demolition plans for the galleries to create a new \u2018mixed-use urban district\u2019.<\/p>\n<p>Explaining the decision to <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/foster-checks-out-of-glasgow-buchanan-galleries-scheme-amid-major-rethink\">scrap Fosters\u2019 proposals<\/a> last year, Landsec said in October that it favoured an \u2018incremental\u2019 approach to redeveloping the shopping centre instead of wholescale demolition and rebuild.<\/p>\n<p>Landsec reported annual pre-tax losses of \u00a3341 million for the year ending March 2024, leading up to the announcement that Fosters was off the job, as revealed by the AJ in October.<\/p>\n<div id=\"attachment_758012\" class=\" wp-caption alignnone\" style=\"max-width: 1479px;\"><img decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-758012\" src=\"https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero.webp\" alt=\"\" width=\"1469\" height=\"979\" srcset=\"https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero.webp 1469w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-300x200.webp 300w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-1024x682.webp 1024w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-768x512.webp 768w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-1000x666.webp 1000w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-748x499.webp 748w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-492x328.webp 492w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-185x123.webp 185w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-230x153.webp 230w, https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2024\/09\/27115610\/bghero-150x100.webp 150w\" sizes=\"(max-width: 1469px) 100vw, 1469px\" \/><p class=\"wp-caption-text\">Foster + Partners\u2019 January 2023 proposal for Buchanan Galleries<\/p>\n\t<p class=\"inline_image_source\" style=\"max-width: 1479px;\">Source:Foster + Partners<\/p><\/div>\n<p>The same annual report unveiled that the Buchanan Galleries scheme would be delivered in stages, with a change in approach to \u2018retain and reinvent existing buildings in our ambition to reduce embodied carbon\u2019.<\/p>\n<p>As part of the developer\u2019s plans for the north end of Buchanan Street, Landsec has bought 229-249 <span class=\"markn2ervzqjs\" data-markjs=\"true\" data-ogac=\"\" data-ogab=\"\" data-ogsc=\"\" data-ogsb=\"\">Buchanan<\/span> Street, next door to the Buchanan Galleries site, in what it called last year a sign of its \u2018commitment to Glasgow\u2019.<\/p>\n<p>Fosters\u2019 scheme would have created a \u2018mixed-use urban district\u2019 and, controversially, removed the steps of the Royal Concert Hall in their current form. Landsec has not said whether the Threesixty scheme will retain the steps.<\/p>\n<p>The departure of the top AJ100 practice followed a 19-month-long silence from Landsec, which last carried out a round of public consultation on its proposals for the Buchanan Galleries in January 2023.<\/p>\n<p>Before Fosters, BDP\u00a0had also controversially proposed flattening the existing Buchanan Galleries to allow for an eastward extension of Sauchiehall Street towards Glasgow Queen Street station, resulting in \u2018a challenge in retaining the Royal Concert Hall steps in their current shape\u2019.<\/p>\n<p>BDP&#8217;s proposals, which were approved in 2015, were never fully realised.<\/p>\n<p>Speaking about of the Threesixty and Graven vision, Landsec senior asset and development manager Stuart Orr told the AJ: \u2018We\u2019re delighted to be working with such a dynamic team, one that is deeply rooted in the city and understands our ambitions to deliver an exciting place for Glasgow.<\/p>\n<div id=\"attachment_671402\" class=\" wp-caption alignnone\" style=\"max-width: 2570px;\"><img decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-671402\" src=\"https:\/\/cdn.rt.emap.com\/wp-content\/uploads\/sites\/4\/2022\/08\/30165424\/shutterstock_2105472203-scaled.jpg\" alt=\"\" width=\"2560\" height=\"1647\" \/><p class=\"wp-caption-text\">Buchanan Galleries\/Glasgow Royal Concert Hall steps inn Sauchiehall Street<\/p>\n\t<p class=\"inline_image_source\" style=\"max-width: 2570px;\">Source:Ion Mes\/Shutterstock<\/p><\/div>\n<p>\u2018Their local expertise and creative approach will be invaluable as we explore ways to enhance the top end of Buchanan Street and ensure it remains a cornerstone of Glasgow&#8217;s retail landscape. We look forward to sharing more details soon.&#8217;<\/p>\n<blockquote><p>\u2018The design team is deeply rooted in the city\u2019<\/p><\/blockquote>\n<p>Glasgow Labour MSP Paul Sweeney previously told the AJ that he hoped any revised plans for the Buchanan Galleries would include residential units given\u00a0Glasgow City Council aims to repopulate the city centre with 40,000 residents by 2035.<\/p>\n<p>Sweeney told the AJ last year: \u2018Ultimately, Glasgow urgently needs to increase its inner-city residential population density, which is still the lowest of the big British cities, so I hope that the phased approach to the redevelopment of Buchanan Galleries hinted at by Landsec will look to do this with a popular design code that is inspired by the outstanding traditional commercial architecture of Glasgow\u2019s late Victorian and Edwardian gilded age, typified by the work of Sir John James Burnett and James Miller.<\/p>\n<p>\u2018The Buchanan Galleries site also sits astride one of the biggest potential transport interchanges in the country, so any new development plan must consider how to fully realise the opportunity for proper integration between Queen Street Station, the Subway and Buchanan Bus Station.\u2019<\/p>\n<p>A timeline for consultation and completion is yet to be announced.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The AJ can reveal that site owner Landsec has appointed the practice to work with fellow Glaswegians, design studio Graven, on a refreshed vision for the 26-year-old shopping centre on Buchanan Street, originally designed by Jenkins &amp; Marr Architects.
