{"id":767929,"date":"2024-12-13T10:02:07","date_gmt":"2024-12-13T10:02:07","guid":{"rendered":"https:\/\/www.architectsjournal.co.uk\/?p=767929"},"modified":"2024-12-16T10:05:08","modified_gmt":"2024-12-16T10:05:08","slug":"bell-phillips-submits-first-housing-on-lendleases-birmingham-smithfield-scheme","status":"publish","type":"post","link":"https:\/\/www.architectsjournal.co.uk\/news\/bell-phillips-submits-first-housing-on-lendleases-birmingham-smithfield-scheme","title":{"rendered":"Bell Phillips submits first housing on Lendlease\u2019s Birmingham Smithfield scheme"},"content":{"rendered":"<p>The east London-based practice has joined forces with local practice Intervention Architecture to design 408 proposed build-to-rent homes for the major regeneration site, near New Street station in Birmingham city centre.<\/p>\n<p>The proposed homes would sit at the heart of the 17ha masterplan within a mixed-use building overlooking Manor Square.<\/p>\n<p>The 13-storey building with a part 18 and part 19-storey \u2018crown\u2019 would include independent shops, bars and restaurants on the ground floor, a first and second floor \u2018leisure unit\u2019, with the vast majority of apartments on floors three to 13. The building would face a proposed square which sits over the archaeology of the medieval moated site, and echoes the moat with circular landscaping.<\/p>\n<div id=\"attachment_767955\" class=\" 2570px;\">Source:Lendlease\/Cityscape<\/p><\/div>\n<p>Lendlease\u2019s masterplan application was embroiled in controversy in the weeks leading up to its approval, with <a href=\"https:\/\/www.theguardian.com\/uk-news\/article\/2024\/jun\/12\/major-birmingham-redevelopment-plans-fail-residents-on-green-space-campaigners-say\">campaigners accusing it<\/a> of falling \u2018far short\u2019 of the city\u2019s green space guidelines.<\/p>\n<p>But Birmingham planning officers concluded that, while it fell \u2018below a policy-compliant position\u2019 on open space, the Smithfield scheme\u2019s overall benefits \u2013 including a new market square by St Martin\u2019s Church, 900 new full-time construction jobs, and city centre housing provision featuring \u2018high-quality architectural design\u2019 \u2013 outweighed the concerns over green space.<\/p>\n<p>An original application had been <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/redrawing-birminghams-smithfield-plans-for-phase-one-of-the-1-9bn-megaproject\">lodged in January 2023,<\/a> but a revised masterplan was later submitted to address concerns over harm to the historic cityscape raised by Historic England.<\/p>\n<p><span class=\"s1\">The design was led by <a href=\"https:\/\/www.priorandpartners.com\/\">Prior + Partners<\/a> along with New York High Line lead <a href=\"https:\/\/www.fieldoperations.net\/about-us\/people.html\">James Corner Field Operations,<\/a> and includes buildings by Stirling Prize-winners dRMM and Haworth Tompkins and up-and-coming local practices <a href=\"https:\/\/interventionarchitecture.com\/\">Intervention Architecture<\/a> and <a href=\"https:\/\/www.mineshpatel.co.uk\/\">Minesh Patel Architects<\/a>.<\/span><\/p>\n<p>Delivery is scheduled to complete in four phases over 15 years.<\/p>\n<p>Selina Mason, director of masterplanning for Smithfield, said the Bell Phillips and Intervention Architecture plans \u2018kick-start the transformation of this iconic site, bringing much needed new homes and spaces\u2019.<\/p>\n<p>Mason added: \u2018We\u2019re proud to be playing a part in preserving Birmingham\u2019s historic Bull Ring Markets, while also creating a vibrant new neighbourhood that will
