Originally written by Colin Boyne, they ran to a series of 15 classic black-bound volumes. After a long lull, the series was revived in 1988 by the AJ&#8217;s then editor Peter Carolin, in a series of spiral-bound volumes edited by<span data-olk-copy-source=\"MessageBody\"> David Jenkins <\/span>and then continued later by Sue Dawson, an occasional series that continued until the early 2000s. Consisting of a selection of details originating from the building studies published in the AJ at the time, <span data-olk-copy-source=\"MessageBody\">Louis Dezart, the AJ&#8217;s in-house Drawings Editor and then later <\/span>Dawson re-drew and re-scaled the drawings \u2013 many by hand \u2013 to fit the pages of the AJ, with constituent components clearly annotated.<\/p>\n<p>Almost 20 years on, we\u2019re very pleased to be bringing the series back, with the first edition published in December featuring a round-up of details published in AJ Specification case studies over the past five years. They have been organised in five sections: fa\u00e7ades and cladding; doors and windows; kitchens and bathrooms; roofing and drainage and, finally, walls, ceilings and partitions.<\/p>\n<p>The buildings weren\u2019t especially chosen on their aesthetic merits, but more to demonstrate a range of typologies and scales across the country. And, as with previous versions, this first series is intended to offer a collation of ideas about detailing.<\/p>\n<p>Each detail \u2013 most previously published but some never seen before \u2013 has been re-edited so the drawings look consistent throughout. They are accompanied by project data and the issue of AJ Specification that the building appeared in for reference, together with some images and a short description authored by the designers of each building.<\/p>\n<p>In total we present 28 projects across five sections, which, while not a comprehensive primer, are intended to offer a good comparative range of approaches to key areas of construction. Audiences had become disengaged from the theatre, which appeared sealed-off from the street and so a new foyer was conceived as an informal extension of the street.<\/p>\n<p class=\"p2\">The centrepiece of the space is the much-altered fa\u00e7ade of the Georgian auditorium. This is visible from the street for the first time, illuminated by a large light well and punctured by new openings to \u2018overwrite\u2019 the visible evidence of historical alterations. Mezzanine galleries, winding timber staircases and viewing platforms allow the entire audience to move up, down and around a single, convivial space before and after each show, and the local community to enjoy the foyer throughout the day as a caf\u00e9, bar and meeting place.<\/p>\n<p class=\"p2\">A lightweight Douglas fir glulam structure forms the new \u2018public square\u2019, or foyer. Exposed bolted connections will allow this to be disassembled for re-use at the end of the building\u2019s lifetime, if required. Large openings to the main restaurant space enhance the building\u2019s welcoming presence and allow diners to spill out onto the square in fine weather. A curving staircase in the outermost limb of the spiral leads to a roof garden, which is open to the public and accessed independently from the square.<\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">Inside, sculptural arches and large, retractable windows emphasise the restaurant\u2019s spaciousness: three large, curved panels glide into the basement on a counterweight, like a sash window.<\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">Alongside a private dining space, the basement contains the restaurant kitchen, WCs and plant \u2013 including trenches for the glazing mechanism, where its large, steel counterweights are housed. <span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">The materials selection balanced a desire for refined transparency with structural requirements. A perimeter frame for the glazing is powder-coated mild steel section, which can withstand the high stresses induced by the large moving units. Intermediate mullions are solid stainless steel flat bars, finished with a soft mirror polish to reflect their surroundings. The toughened and laminated structural glass units are low-iron to increase transparency.<\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">Although similar retracting systems have been installed outside the UK, all have used straight panels. Sanchez Benton worked closely with the engineers to design a structural solution around a single stepped concrete column and a series of beams to hold back the leaning fa\u00e7ade, then threading the rest of the house around this structure.<\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">In response to the constrained site, the proposal relocated most of the storage of the house into the thickness of the front fa\u00e7ade. The project is developed as a grand loggia to the Regent\u2019s Canal \u2013 a one room-deep building. The practice designed a series of bespoke doors and windows to open fully to 180 degrees and sit flat against the new brick fa\u00e7ade, giving the impression, when seen from the inside, of a covered outdoor room by the weir.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">The external materials for the project were dictated by the conservation officer\u2019s requirements for the building to match the language of the conservation area \u2013 reclaimed London stock brick pointed in a coarse-textured lime mortar. The officer requested all windows to be timber but for the frame sizes to match those of the neighbour\u2019s thin metal windows. The scheme re-uses an existing concrete structure, with most of the new part constructed with cross-laminated timber.<\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">Above the new, generous entrance, the gatehouse is topped by a new tower room gallery with striking views, at close quarters, across the famous \u2018dreaming spires\u2019.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">As the primary structural material of the upper floors, CLT, due to its lighter weight, enabled the re-use of the existing basement structure and foundations, thus reducing the amount of manufactured material used and giving significant advantages through carbon sequestration. Locally sourced natural stone was specified as the cladding for all elevations, providing a robust, long-lasting building that minimises its impact on the environment and refers to the surrounding quad buildings.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">The bespoke appearance of the larger windows, in particular the gatehouse tower room gallery window, required collaboration between all the team to carefully detail the integration of structural support, waterproofing and a seamless appearance.<\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">The fenestration is of various sizes and articulation, reflecting use and performance. For the naturally ventilated study bedrooms, smaller openable windows have standard frames in unique surrounds and larger fixed windows are deeply recessed to benefit from shading. For communal spaces, such as the gatehouse, larger structural glazing was used. Developed by Lendlease, the four-storey building contains a combined heat and power plant, nursery, caf\u00e9, community space and pocket park. The community hub fit-out was designed by Feix&amp;Merlin Architects.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">The building\u2019s materials were selected to communicate the special programmatic quality of the project, being a hybrid building supporting community functions (energy generation, nursery, community room) and, importantly, to contrast with the grain and texture of the London vernacular housing which makes up the context.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">Another important factor in the design was the requirement to be able to disassemble the building and replace or upgrade it as technologies in energy generation advance. Thus, the skin is panellised, fastened and simple to remove. The precast plinth can also be removed without resorting to destructive methods.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">A composition of windows of differing sizes punctuates the building\u2019s skin, defined by the varied programmes in the building. The perforated metal fa\u00e7ade conceals a secondary set of openable windows and louvres that reveal themselves at night, giving the building a changing fa\u00e7ade. This prompted the decision to demolish it and develop a design for two new houses.<\/p>\n<p class=\"p2\">Site challenges were addressed by chamfering the corner of the house, thus creating a transition between the two axes of the street. The front fa\u00e7ade is set back to rationalise internal layouts and create a relief from the street view. The design and choice of materials maintain the character of terraces on Lilford Road while avoiding pastiche.<\/p>\n<p class=\"p2\">Arched openings on the ground floor take their inspiration from local typologies. Precast concrete lintels and parapets allow for neat finishes and enhance fa\u00e7ade articulation. The top band and bay window blend with the existing terrace on Lilford Road. As you turn the corner, the building gets a more modern look.<\/p>\n<p class=\"p2\">Opting for green accents not only injects a playful charm but enhances the building\u2019s contextual cohesion, showcased through window frames and painted front doors. Up on the top floor, the master bedrooms are tucked away in a zinc box extension.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p2\">A composite window system was selected to harness the advantages of both aluminium and wood. The aluminium frame offers a sleek, continuous profile and assists weather resistance. Internally, the wood frame provides better thermal performance and a warm, tactile experience.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p2\">Architect studio HANDS worked closely with the manufacturer to subdivide the glass panes, reducing costs and simplifying on-site installation.
