On the ground floor there is now a bespoke kitchen, utility, pantry and boot room, and a new kitchen\/dining area opening out onto the west-facing garden with views to the pines. She asked for a warm, efficient and relaxing family home.<\/p>\n<p>The decision to refurbish the existing property was partly driven by programme \u2013 a demolition and new-build would have involved lengthier time scales through a backlogged planning system and could be contentious. The challenge therefore was to transform an existing house that was composed of varying floor levels and was burdened with an unsympathetic extension, which overfilled the site.<\/p>\n<p>As well as addressing the property\u2019s appearance, the design strategy significantly improves the thermal performance of the external fabric. The varying depth of the new brick fa\u00e7ade (which is constructed in front of the existing brickwork) provides an insulated cavity that ranges in thickness from 125mm to 240mm. This is combined with insulated render to the remaining external walls, retrofit ground-floor insulation and loft insulation. Triple-glazed composite windows and doors complete the new thermally upgraded envelope.<\/p>\n<p>The level of ambition, design detail and the work involved in this project was extremely demanding and involved managing a diverse range of contractors, consultants and suppliers \u2013 many of whom had not previously undertaken a project of this complexity. As a young practice developing a portfolio of built work, the experience we have gained on this project has been invaluable and we are very proud of what we have achieved.
