Existing materials have been reused, coupled with lean design to create a building with 40 per cent lower embodied carbon than average and placing the office in the UK’s top 1 per cent for energy efficiency.

Inspired by Sheffield’s industrial heritage, the building has a dark metal finish.

The Grade II*-listed Leah’s Yard contains what were once metalworkers’ workshops associated with the cutlery industry in the early 19th century. The building had been used for retail before being left unoccupied and falling into disrepair.

Leonard Design and Lathams began work on the building’s stabilisation before FCBStudios developed a strategy to bring the units back into use. The workshops have been conserved around a central public yard, providing space for 20 independent shops, studios and café spaces. The existing fabric has been upgraded to improve environmental performance while a new-build element fronted by the retained façade of a neighbouring pub provides further work and event spaces.

In addition, FCBStudios has created permeable routes through the site. Overall, 37 per cent of Leah’s Yard is new build, with the other 63 per cent using the existing building fabric, significantly reducing the embodied carbon emissions of the building and maximising the retention of the existing materials.

New materials added to the yard follow the same, durable palette that exists on site, maintaining its cultural heritage while creating spaces that will last for another 100 years. This requirement for the longevity of materials is reflected in the new materials, predominantly bricks, steel and limited quantities of concrete. These are materials that will not only last 100-plus years if maintained but will be reusable in future, supporting future circular economies. As we were not the delivery architect, I’m afraid we can’t make more specific comments on the materials and embodied carbon.

Alex Whitbread, partner, Feilden Clegg Bradley Studios

Sheffield City Council’s £470 million Heart of the City II development is a landmark mixed-use regeneration scheme covering the 7ha area between Barker’s Pool, Pinstone Street and Charter Row.
