The design arranges terraces of accommodation in 37 flats around two courts. The west court, which is for residents, is at first floor level above a plinth of dark spaces (plant, waste and cycle stores). The second, to the east, is a public yard and a focus for activity in the workspace building. The yard also establishes a new public pedestrian route through the urban block.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">The oblong plan creates a new triangular south-west-facing public space. The primary residential entrance is located here. Inside, the ground floor accommodates street-facing student communal spaces and incubator workspace.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">Above ground, each typical floor accommodates seven flats. The brick was chosen for its relatively monolithic deep red-brown hue and rough texture. More recently, many of these have been adopted by artists and adorned with graffiti.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p3\"><span class=\"s1\">In response, we developed two types of elevation: those that face the street, which are representative of this industrial past; and the ones that line the courts, which are more abstract. The former type consolidates 330 bedroom windows into a grand order of brick piers and precast concrete arched beams. The fenestration assembly within typically consists of four doors (guarded with powder-coated mild steel railings) and four windows.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<p class=\"p3\"><span class=\"s1\">Inside the courts, the heavier exteriors are replaced by a lattice of fine brick piers and equally fine precast beams, which bear on brick capitals at every storey. The east yard and workspace building is faced in a deep red-brown brick, the west court in a cream brick.
