The AJ100 practice won Nottingham City Council\u2019s relaunched competition last summer to deliver Heatherwick Studio\u2019s vision for the redevelopment, dubbed Broad Marsh, which will see around half the troubled retail site flattened to make way for new green space, offices and commercial uses.<\/p>\n

In 2021 Heatherwick Studio and socially responsible development company Stories were\u00a0chosen to create a new vision<\/a> for the 8ha site. BDP announced<\/a> in July 2023 that it had been appointed to \u2018take the vision and turn it into a deliverable plan\u2019.<\/p>\n

Led by former Urbed chief David Rudlin<\/a>, BDP\u2019s masterplan would deliver 20,000m\u00b2 of commercial and office space \u2013 down from 46,000m\u00b2 in early proposals \u2013 alongside the \u2018Green Heart\u2019, a public space the size of a football pitch. Work is currently under way on this element.<\/p>\n

Newly unveiled visuals show how BDP\u2019s scheme would retain the shopping centre\u2019s structural frame to provide opportunities for \u2018innovative new spaces\u2019, including an NHS Community Diagnostic Centre and a Caves visitor attraction, alongside new housing blocks, leisure uses and public realm.<\/p>\n

But the scheme\u2019s financial backing currently remains in doubt after a \u00a320 million bid for Levelling Up funding was rejected last year.<\/p>\n

The AJ understands Nottingham City Council \u2013 which is seeking private developers to deliver the BDP scheme \u2013 has not ruled out a future application for government funding, depending on the forthcoming election results.<\/p>\n

Nottingham City Council had originally sought a masterplanner for just plots five and six of the wider regeneration scheme, but shortly afterwards scrapped this approach<\/a> in order to move forward with \u2018cohesive site-wide masterplan delivered by one single masterplanning consultant\u2019.<\/p>\n

This prompted a new contest, which was won by BDP working with Townshend Landscape Architects.<\/p>\n

Nottingham City Council leader Neghat Khan said of the latest masterplan: \u2018The plan shows we are committed to finding a solution for Broad Marsh and attracting investment to support the transformation.<\/p>\n

\u2018We will continue to work with partners to find the investment and developers needed to deliver our vision.\u2019<\/p>\n

Parts of the shopping centre have already been demolished following a series of never-realised proposals mooted over the past two decades and the collapse of former owner Intu in 2020, when the shopping centre was in the middle of a major redevelopment.<\/a><\/p>\n

The lease was subsequently handed back to Nottingham City Council, which launched a major public consultation on how the derelict centre could be redeveloped. It secured \u00a312 million in external funding to create a masterplan and carry out the first phase of the site\u2019s demolition and Heatherwick Studio was chosen in 2021 to create a new vision for the site<\/a>.<\/p>\n

Rudlin said of the updated BDP masterplan: \u2018This project represents a pivotal moment for the city of Nottingham. Building on previous work, we have created a viable scheme that will deliver a lively and creative new urban quarter breathing new life into this important city-centre site.\u2019<\/p>\n

\u2018We are also seeking sustainable solutions on how to reuse part of the shopping centre\u2019s existing concrete frame to support the development of a range of new spaces that will offer services that will benefit the community.\u2019<\/p>\n

The masterplan aims to tie in with work already undertaken in the Southside area, including the development of a new car park, bus station and Central Library, the new Nottingham College city hub and changes to surrounding streets.<\/p>\n
