Situated between Bowling Green Lane and Vineyard Walk, the two distinct but connected buildings are defined by differing metal shingle fa\u00e7ades.<\/p>\n

The combined scheme consists of a 180-room Premier Inn hotel alongside a neighbouring speculative office building for CLI Dartriver. The hotel’s caf\u00e9, the office reception and the retail spaces line Farringdon Road. Its composition responds to the area\u2019s scale \u2013 the hotel\u2019s height respects that of surrounding residential buildings while the office height reflects the larger-scale office buildings to the south.<\/p>\n

With train lines running underneath the site, a practical and sustainable approach to the construction was developed, retaining the foundations of the previous buildings. Above this retained groundwork sits a lightweight steel-based superstructure, its loadings minimised by using metal shingles on the external fa\u00e7ades.<\/p>\n

For the hotel, the shingles are smaller and coloured bronze to relate to neighbouring red brick buildings and are articulated with a tight rhythm. Those on the office building, meanwhile, are larger and zinc-coloured. The shingles allow views out while providing passive cooling through shading along the west and south-facing frontages.<\/p>\n

Architect\u2019s view<\/h3>\n

A huge effort was made to make the building \u2018fit\u2019; to be a good neighbour. We played with proportion, scale and rhythm to relate to Victorian buildings that adjoin the site. However, we felt that respecting the context meant contributing to the area\u2019s adventurous spirit and its eclectic range of buildings, from embellished warehouse buildings to contemporary characterful additions.

Client\u2019s view<\/h3>\n

We faced a lot of risks when we acquired the site. The building we bought was a monolithic NCP car park enclosed on three sides by public highways with a terrace of residential properties a few metres to the rear. It was also located above the tunnels for the London underground and Bedford to Brighton national railway line with Farringdon Station being a five-minute walk away.<\/p>\n

The planning officers made no secret of their expectation of high design standards at the location. What stands there today is a building that gives a lot back: to us with an operational 180-bedroom Premier Inn hotel; to the owner of a record-rent setting Grade A office next door; and to the Farringdon area with a striking new bronze and zinc-clad building. Deservedly, Sheppard Robson\u2019s building generates many positive comments from our customers.<\/p>\n

Speaking personally, where I think it excels is in creating a wonderful interface between the ground-floor hotel lounge and Farringdon Road. The large floor-to-ceiling windows flood the lounge with light and allow the busy street to come into the space.<\/p>\n

It\u2019s a great place for people-watching over a (free) coffee or something stronger, whether staying for a night or two or just popping in as many people do.
