The council\u2019s brief required that the development should provide a significant dowry to fund the social, economic and cultural aspirations of the wider masterplan transformation and so the site was allocated to private housing, with affordable development provided on neighbouring sister sites.<\/p>\n<p class=\"p2\">The development presented an opportunity to repair a degraded streetscape and create a contextual yet modern addition within the Lisson Grove Conservation Area. We responded to the neighbourhood\u2019s predominantly late Victorian and Georgian architecture with a design featuring scalloped brick fa\u00e7ades that reflect the rhythms and proportions of the neighbouring streets through variations in dimension, depth and tone.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p2\">The development provides a range of apartment sizes arranged within a three-sided perimeter block, which rises to five storeys and frames a new communal garden. Daylight is maximised with double and tripartite windows that sit within the bay rhythm of the fa\u00e7ade. The dominant material is brickwork, with reconstituted stone details, offering longevity to the fa\u00e7ade. The design features three brick hues, reflecting those of surrounding buildings. A single manufacturer was selected to provide a consistent finish and complementary tones. Vertical hierarchy is introduced by different grades of mortar to create a darker plinth and lighter crown.High-performance windows vary to mirror the scale of fenestration across each street. A carefully selected palette of three soft-toned bricks, alongside crisp stone dressings and contrasting mortar shades, splits the building into three distinct sections that respond respectively to the character of a building across the street.<\/span><\/p>\n<p class=\"p3\"><span class=\"s1\">The fa\u00e7ades were constructed off-site using precast components faced with brick. Eight panels were installed daily to significantly reduce build time and disruption to the neighbourhood, and to ensure an exceptional finish. The additional depth of the elevations was exploited to provide super-insulated external walls as part of a wider strategy to reduce operational energy.<\/span><\/p>\n<p class=\"p3\"><span class=\"s1\">Among the engineering challenges of the scheme was the location \u2013 adjacent to the Bakerloo tube line.
